Leawood was developed beginning in the 1920s and incorporated in 1948. It takes its name from Oscar G. Lee, the original owner of the land the town site was built on.
The oldest part of the city sits at the north end near the state line, and development moved steadily south from there over the following decades. That progression is legible in the roofs: modest mid century houses at the north end, then progressively larger and more architecturally complex homes as you move south through Mission Hill Estates, Hallbrook and the newer developments beyond.
Leawood covers 66206, 66207, 66209, 66211 and 66224, running north to south as the city does. Here is how that breaks down on the ground.
66206, the northern end. The oldest part of the city near the state line. Mid century houses on established lots with heavy mature tree cover, which drives a steady gutter and debris workload.
66209 and 66211, the central band. Larger homes around Town Center Plaza and the I-435 corridor, with more complex rooflines and a mix of shingle grades.
66224, the southern end. The newest construction, largest footprints, steepest architectural pitches and the most exposure to wind and hail coming across open ground to the south.
Hallbrook and Mission Hill Estates. Association governed neighborhoods where material and colour approval is part of the job rather than an afterthought.

The United Methodist Church of the Resurrection has its main campus in Leawood and is one of the largest congregations in the country. Town Center Plaza is the city’s upscale retail anchor and the practical centre of gravity for the surrounding neighborhoods. Hallbrook and Mission Hill Estates are the best known of the residential developments.

State Line Road. The eastern boundary of the city and of Kansas itself. The oldest Leawood housing sits along and behind it, dating to the decades right after the city incorporated in 1948. Lots here are established with heavy mature canopy, and the roofs are modest by Leawood standards. It is the one part of the city where the work looks much like neighbouring Prairie Village.
Interstate 435. Crosses the middle of the city and marks the change from older northern Leawood to the newer south. North of it, mid century houses on settled streets. South of it, progressively larger homes with steeper architectural pitches and far more complicated rooflines. The two halves need different material conversations entirely.
Roe Avenue and Nall Avenue. The main north to south residential routes, running the length of the city through successive decades of development. Driving either one is the quickest way to read Leawood’s growth, because the houses get newer and larger as you go south. Tree cover thins in the same direction, and exposure rises with it.
Town Center Plaza and the 119th Street corridor. The commercial heart of the city, built around the upscale retail anchor. Roofs here are low slope retail and office work rather than residential shingle. The residential streets immediately behind the corridor are among the most consistently large homes in Johnson County.
Hallbrook and Mission Hill Estates. Association governed neighborhoods with large lots and genuinely complex rooflines. Material and colour approval is part of the job here, not an afterthought, and we ask what the association requires before anything is ordered. Skipping that step is how a roof gets installed twice.
The 135th Street corridor and south. The newest ground in Leawood, with the largest homes and the most open exposure. Big roof planes, steep pitches and a lot of surface facing open country to the south and west. When hail comes through the metro, this is where the damage reports start.
