A little history, because it explains the housing stock

Lenexa was platted in 1869 and incorporated in 1907. The name comes from Na-Nex-Se, a Shawnee woman who was the widow of Chief Black Hoof; the story goes that the originally proposed name of Bradshaw was declined and Lenexa was adopted instead.

Almost none of the city that exists today dates from that era. Lenexa is overwhelmingly a postwar and later build, with the bulk of it going up from the 1970s onward and newer subdivisions still filling in westward. That is why so much of the housing stock is hitting its second or third roof at a similar time.

Lenexa’s postal coverage sits in the 662xx range shared across northern Johnson County. Rather than list numbers without meaning, here is how the city divides on the ground.

The old town site. The original core near Santa Fe Trail Drive, with the smallest and oldest housing in the city, tight lots and mature trees close to the roofline.

The central subdivisions. Seventies and eighties ranches and two storeys filling the ground between I-35 and K-7. Straightforward roof planes and a lot of them at replacement age simultaneously.

West toward Lake Lenexa and Cedar Creek. Newer and larger housing with complex rooflines, multiple valleys and dormers. More surface area, more penetrations, more places to fail.

The I-35 and 95th Street commercial ground. Warehouse, distribution and office with large low slope roofs, including the NARA Records Center. A different trade from residential shingle.

Landmarks around town

Lake Lenexa anchors the western side of the city and the development around it. Lenexa City Center is the purpose built civic and commercial core the city has spent years assembling. The NARA Records Center here stores federal records for Iowa, Kansas, Missouri and Nebraska, and the Byzantine style St. George Serbian Orthodox Church is one of the more distinctive buildings in Johnson County.

The corridors and districts we work in

Interstate 35. Runs northeast to southwest through the city and carries the warehouse and distribution ground that makes up much of Lenexa’s commercial base. The roofs along it are large, low slope and measured in squares most residential contractors never handle. Scheduling here works around freight movement rather than around the household.

K-7 Highway. The western spine and the line that newer residential growth has been pushing past for years. Everything west of it is comparatively recent construction on open ground. That means simpler roof geometry than the older core but considerably more wind exposure, and it is the part of Lenexa where storm damage shows up first.

87th Street Parkway and 95th Street. The two main east to west routes, carrying retail frontage with subdivision housing filling in behind them. The housing along these corridors is mostly seventies and eighties, which puts a great many of these roofs into their second or third replacement cycle now. When one street starts turning over, the neighbours usually follow within a season or two.

Santa Fe Trail Drive and the old town site. The original main street, small in scale and close set, holding the oldest buildings in Lenexa. Lots are tight and the trees are mature, which constrains access and adds a steady debris load. This is where a tear off is most likely to turn up something that was not in the listing.

Lenexa City Center. The purpose built civic and mixed use core near 87th and Renner that the city has spent years assembling. Construction here is modern low slope commercial rather than shingle work. It is worth knowing simply because it is where the city offices are, and therefore where the permitting conversation happens.

Cedar Creek and the western subdivisions. Larger lots with heavier tree cover and the most complex rooflines in the city. Multiple valleys, dormers and changes of pitch mean more linear feet of flashing and more penetrations. These are the roofs where the failure almost never starts in the field of the shingle; it starts at a detail.
