An Indian mission was established at this site in 1829, and that mission is where the city gets its name. The city itself was not incorporated until 1951, more than a century later.
That gap explains what stands here now. Almost nothing survives from the mission era, and Mission is essentially a postwar city built out in a compressed period in the middle of the twentieth century. The upside is a consistent, well understood housing stock. The downside is that consistency cuts both ways, because whole streets reach the end of a roof’s service life within a few years of one another.
Mission sits within 66201, 66202, 66205 and 66222, boundaries it shares with neighbouring cities the way northern Johnson County postal areas tend to. Here is how the city divides on the ground.
The Johnson Drive corridor. The commercial spine, with older storefronts alongside newer redevelopment. Low slope roofs, tight frontage and almost no room to stage a job without planning it first.
The residential streets north of Johnson Drive. Compact postwar houses on small lots. Modest roof areas, steeper pitches, mature trees standing close in, and gutters that fill faster than the roof age alone would explain.
The Shawnee Mission Parkway side. Busier frontage with a mix of commercial and multi-family. More flat and low slope work than shingle.
The Rock Creek low ground. Where the ground drops, water management becomes the governing concern and downspout discharge matters as much as the roof covering.

Mission is not a landmark city, and its own compactness is the point. It sits directly between Roeland Park, Merriam and Prairie Village, and the whole city can be crossed in a few minutes. Johnson Drive is the commercial heart and the street most people picture when they think of Mission, and the city has spent years redeveloping along it.

Johnson Drive. The main east to west street and the commercial centre of the city. Older storefronts sit alongside newer redevelopment, so the roof types along a single block can vary widely. Frontage is tight and parking is limited, which means a tear off here is planned around access rather than around the calendar.
Shawnee Mission Parkway. The busier of the two east to west routes, carrying commuter traffic across the south of the city. The buildings fronting it are largely commercial and multi-family with low slope roofs. The residential streets behind it are quieter and almost entirely postwar single family.
Metcalf Avenue. Runs north to south through the eastern side of Mission and carries a mix of retail and service frontage. Behind it the lots tighten quickly into compact residential blocks. It is the fastest way through the city and the corridor that connects Mission to Overland Park to the south.
Lamar Avenue and the western streets. Residential ground running toward Merriam, with the same compact postwar character that defines most of the city. Trees here are mature and stand close to the rooflines. That canopy drives a steady debris load into gutters and valleys year round.
Rock Creek. Not a street, but the low ground it follows shapes the drainage of a good part of the city. On these blocks the roof is only half the conversation, and where the water goes after it leaves the downspout is the other half. Getting that wrong turns a roofing job into a basement problem.
The Broadmoor and Foxridge areas. Multi-family and mixed density housing that came later than the original single family grid. Larger, simpler roof planes than the postwar streets, and buildings where the work has to be coordinated with residents rather than one owner.
